Bellway’s Information on Flooding, Drainage, and the Planning Process
April 10, 2025Bellway Homes is pleased to share an update on recent progress at Riverbrook Phase 2 and outline how we’re responding to community feedback with an enhanced landscaping plan.
Construction Update
Over the summer, construction has continued at pace, with major infrastructure works now largely complete. Key drainage works, including the installation of foul and stormwater systems, the attenuation tank, and the rising main, have been delivered.
Road construction is progressing well, and the first sections of tarmac have now been laid. Works to protect existing tree roots along the northern boundary have also been carried out, helping to safeguard mature trees during construction.

Updated Landscape Strategy
In response to feedback from local residents and Crawley Borough Council, we’re also updating the Landscape Strategy to enhance privacy and improve the boundary between the development and neighbouring homes on Radford Road. The updated plans include:
- A 1.2m timber post and rail fence along the boundary road to clearly mark the edge of the site and discourage access to the ditch on the northern boundary
- New native hedging planted between existing trees to improve screening wherever space allows
- Careful design to protect tree roots and ensure planting thrives beneath the existing tree canopy.
We’ll continue to provide updates as construction moves forward and look forward to sharing more details on the landscape improvements and next phases of development in the coming weeks.
